In particular bookings made six weeks or less prior to arrival are payable in full and there will be no refund if you cancel after booking within that six week period prior to arrival. A 25% deposit is payable on booking which is refundable in full if you cancel six weeks and one day prior to arrival. Any refunds following cancellation can take up to ten working days to arrive in your account.
We have two barns accommodating 11 people with a hot-tub for each barn. Each hot-tub is big enough for five to six people in each. The semi-detached barns can be booked as two separate barns or together to host either eleven people or twenty two if booked together. Each barn has four bedrooms with two rooms containing two single beds and two rooms containing two double beds. The lounge area in Fairchilds Barn also contains a double and single sofa bed. The lounge area in Big Drift Barn contains a double sofa bed and the upstairs double bedroom contains a single sofa bed.

GUEST TERMS & CONDITIONS
Please note if you are booking six weeks or less prior to the arrival date and you then cancel your booking we will not refund any of the booking amount as cancellation can only take place up until six weeks and one day before the arrival date. Please also note if you do cancel and are due a refund of the deposit or the full amount then it can take up to ten working days to refund your amount due.
Reservations for accommodation by guests (the Guest) are accepted by Fairchilds Holiday Barns (the Owner) subject to the following terms and conditions:
CORONAVIRUS NOTICE: For all future bookings we will continue to offer a full refund or postponement if government regulations prevent your holiday from proceeding.
The Agreement: The rental agreement is between the Guest and the Owner. The contract is deemed to have been made once the Guest has paid a deposit and the Owner has dispatched a confirmation of booking, on behalf of the Owner, and is provisional until such time as the confirmation of booking has been sent by the Owner to the Guest. The Guest must be over 18 years of age at the time of booking.
Booking: The Guest who makes the booking is deemed to have agreed to these Terms & Conditions and will be responsible for all persons included in the booking and should ensure that they are all aware of these Terms & Conditions. The Owner reserves the right to decline any booking or refuse to hand over a key to any person who has not complied with these Terms & Conditions.
Payment: For bookings made more than 6 weeks before arrival, a deposit (part payment) of 25% of the total cost of the holiday, is required. The balance is due 6 weeks before the holiday commences. For bookings made less than 6 weeks before arrival, the total amount is payable in full on booking.
The Guest agrees to pay the balance of the payment SIX (6) weeks before the holiday is due to start. Email reminders are sent, but delivery cannot be guaranteed. Where a Guest fails to pay their balance by the due date the booking may be cancelled and the deposit retained.
Cleaning: The Guest is responsible for leaving the accommodation in good order and in a clean condition; otherwise an additional cleaning charge of £50.00 will be levied. Please abide by this convention so we can continue to provide good value for Guests.
Items left at property:If we are asked to return items by post left in the property we have an admin fee of £25.00 per parcel sent.
Number of People using Holiday Accommodation: The Owner permits the Guest and members of the Guest’s party (but no one else) to occupy the property for holiday purposes only. The Guest must declare the correct number of additional Guests during booking and, if this changes, must inform the Owner before the rental commences of any change. No more than the maximum number of persons stated on the website may occupy a property unless by prior written agreement with the Owner. Extra charges may be applicable if the number of Guests differs from the number on the booking.
Arrival/Departure: The properties (unless otherwise stated in the property details) are available for occupation from 4.00 pm on the first day of the holiday and must be vacated by 10.00 am on the last day. If you do not vacate the property on time a late leaving fee of £50.00 will be imposed. Guests should note we often have same-day changeovers and so timely departures are important. It is possible to arrange a late check out on request but this may be arranged in advance and a late check out fee will be agreed.
Cancellation or Changes by the Guest: Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason (including medical and weather related) within 6 weeks of the holiday no refund of the deposit will be made and the full balance is due. Cancellations can be actioned through our website. If the Guest cancels 6 weeks and 1 day or more prior to the holiday then a full refund of the deposit will be given by the Owner.
It is recommended and expected that the Guest will have or will take out a holiday insurance policy (which includes cancellation insurance covering sickness and unavoidable reasons for cancellation) prior to their stay.
Dogs: The Guest may only bring such dogs as are booked in by the Guest at the time of booking. A charge of £30.00 will be made per dog up to a maximum of two dogs per property booked. Dogs must be well-behaved and should not be left unattended in the property. They are not permitted in the bedrooms or on any furniture in the property. If damage or extra cleaning is caused by dogs the Guest will be billed for that charge. While we have fenced off our properties to try and stop your dog escaping no area is guaranteed as secure for dogs even if described as private or enclosed.
Guest Responsibility: The supervision of children, babies, dogs and any adults requiring care remains the responsibility of the Guest at all times.
Guests should put all furniture etc back to where it was at the beginning of the rental period. If Guests unplug any devices such as the Sky Cable from the TV they should plug all devices back in before leaving.
Guests should not leave any items at the property and, if left, the Owner has the right to charge for the removal, return or disposal of those items and will charge the Guest an administrative charge of £25.00 plus postage and packing if they ask for them to be returned to them by post.
Damage, Loss, Theft: Guests agree to inform Owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property including the robes and towels provided and any linen, throws, cushions or ornaments or any other fixtures and fittings. The Owner may ask for reasonable replacement costs.
Nuisance: Guests should not cause nuisance or annoyance to occupants of any nearby property and should not play loud music after 11.00 pm.
If, in the opinion of the Owner, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the Owner as discharged and the Owner may repossess the property immediately. The Guest will remain liable for the whole cost of rental and no refund shall be due.
Access: Guests must allow reasonable access to the property by the Owner for maintenance given to the property and the hot-tubs on reasonable notice.
Complaints Procedure: If a Guest has a complaint it should be submitted to the Owner at the earliest opportunity. No complaints can be accepted unless notified immediately and during the rental period as Owners should be given an opportunity to make good the reason for the complaint.
Property descriptions and all details both written and verbal are given in good faith and believed to be correct, but interpretation thereof can be subjective and as such their accuracy cannot be guaranteed. Property details may vary over time from photographs and descriptions on the websites.
Liability: The Owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather.
No responsibility is accepted for loss or damage of property, (including pets), vehicles or vehicle contents belonging to the Guest or any member of the party during their occupancy.
The maximum liability accepted by the Owner will be the total cost of the holiday as paid by the Guest to the Owner. No other expenses such as travelling costs or alternative accommodation will be accepted.
Cancellation by Owners: The Owner reserves the right to refuse any booking and to cancel any bookings already made if the property is unavailable (eg through fire, flood, etc) for any reason whatsoever, subject to a full refund of all monies paid (but no further liability). The Owner shall be under no liability whatsoever if such cancellation occurs. Note: It is extremely rare for cancellations by the Owner to occur.
No Smoking and Illegal Substances: The Owner has a No Smoking policy and a No Illegal Substances Policy to be injected, smoked or consumed within the properties. or anywhere outside the property.
Force Majeure: The Agent cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside their control.
Waiver: The failure of the Owner to enforce or exercise, at any time or for any period of time, any term of, or any right pursuant to this agreement does not constitute and shall not be construed as a waiver of such term or right.
Miscellaneous: The Guest agrees that the contract with the Owner is made at the Owner’s premises and that any proceedings between the parties shall be conducted in the County Court nearest to the Owner.
Fairchilds Holiday Barns is a trading name of Andrew Brown and Louise Brown trading as Fairchilds Holiday Lets. These booking conditions supersede all previous issues.
Use of our website and services are bound in accordance with these Guest terms and conditions and our privacy policy (which can be found on our website) which outlines how we use and protect your data in delivery of these services.

We provide two high quality holiday cottages in the heart of the Welland Valley. This recently completed project, Fairchild’s Holiday Lets, involved the renovation of a disused sheep barn and it created two luxury holiday lets which are part funded by the European Agricultural Fund for Rural Development.
